Cabinets/countertops

 

l.  Cabinets/countertops:  damaged/loose/warped
A host of minor damage can occur to cabinets and countertops.  They can be cut, burned, scratched or dented.  Ideally wall cabinets will be well screwed into backing materials to keep them tight.  Nails tend to work loose.

Shelving can be damaged or permanently warped.  Many times this cannot be determined at the time of the home inspection if the cabinets are filled with stored items. Removable shelving can be readily replaced.
What to:  How to:
Minor repairs can usually be made to cabinets and countertops.  Hinges can be removed, the old screw holes filled with toothpicks or match sticks, and the screws reset.  Putties and stains can touch up cabinet faces.  Even a simple wiping with mineral spirits and fine steel wool can rejuvenate the appearance of some cabinets. Glue can be inserted (with a syringe) under lifting plastic laminates tops. Screws should be run in to add support for cabinets that are secured with nails.
